Reservations

The Barn at Pentwyn farm is let on a short-term holiday let, for the period specified on the booking confirmation, for the maximum number of persons stated (4).

During peak season we only accept Saturday-to-Saturday bookings. Outside of this period short breaks and alternative arrival days may be possible, subject to availability.

Please note we operate a very strict no smoking policy. Smoking is not permitted in the cottage or within the grounds.

Check in/out times

The cottage will be available from 4.00pm on the day of arrival. Guests are requested to vacate by 10.00 am on their day of departure.

Payments

A deposit of £100 for each week is required at the time of booking and the balance is to be received by us no less than 28 days prior to the arrival date. If booking within 28 days of arrival the full amount has to be paid with your completed booking form. Cheques are to be made payable to Mr B Smith. Until payment has cleared all bookings will be deemed provisional. Upon arrival a security bond of £100 for each week booked in the form of a cheque must be provided. This bond will be held by the owner as assurance towards any damage to the property and is refundable in full, or partially, as the case may be, within a week from the date of departure.

Cancellation

Cancellations for whatever reason must be received in writing. Cancellation will result in the loss of your deposit and unless the accommodation can be re-let, liability for the total cost of the holiday If we can re-let for the full duration of your cancelled stay we will refund your balance less the £100 deposit. We therefore recommend that all clients take out the appropriate holiday insurance cover.

Liability

The owner accepts no responsibility or liability for personal injury sustained on the premises, nor loss of, or damage to personal property brought into the premises or its grounds. Parking is at the clients risk. We cannot be held responsible for the failure of public services (e.g. water and electricity) or the breakdown of equipment (e.g. boiler, cooker etc). However we will endeavour to fix, replace or make alternative arrangements as soon as possible to minimise any disruption. The owner cannot be held responsible for any personal injury or damage to property caused by livestock.

Behaviour of guests

The cottage may not be occupied by more persons than those specified on the booking form. Strictly no stag or hen parties. If in the opinion of the owner any guest causes nuisance, disturbance or damage they will be requested to leave the accommodation with immediate effect, with no refund of balance.

Pets

Up to two well-behaved dogs are permitted by prior arrangement. Please state breed or size of dog on the booking form. A £15 fee will be charged per dog per week to cover any additional cleaning. Dogs are not allowed upstairs or on the furniture and are not to be left in the cottage unattended at any time. Clients are requested to bring dog beds with them and towels for drying their dogs in wet weather. Any aggressive behaviour or excessive barking, that may be considered stressful to livestock, will not be tolerated and could result in the termination of your holiday. Please clear up after your dog in the garden.

Breakages

The client takes full responsibility for the property and must take all reasonable and proper care of its furniture and fixtures and fittings and leave them in the same clean and tidy condition at the end of the hire period as at the beginning. Any damages or breakages caused must be paid for, after consultation with the owner as to the extent of damage or items broken. Items broken will be charged at the replacement cost but any damage to the fabric of the building or furnishings will be quoted for by an independent source.

Linen

All bed linen and towels are provided. A clean set of bedding will be provided after one week for those staying for two weeks.

We reserve the right to enter the property at any reasonable time for the purposes of inspection or to carry out necessary repair or maintenance but undertake to advise the client of such a need if it should arise, before entering the property.

Your booking is considered acceptance of these terms and conditions in full.
